The importance of planning Clear understandings lead to happy results. In planning a renovation, the experience and efficiency of the contractors can make the job go smoothly with wonderful results. However, even a good contractor becomes a bad one immediately things do not seem how the owners were thinking it would be. Then, it does not matter whose fault is an ambiguous understanding between parties. The process of planning creates the possibility of fulfillment of dreams and wishes. The process of planning puts the cost and other issues on the table. Discussing everything allows everyone to see the same clear picture before commencing. Confronting discomfort now, saves pain later. What other admonishments could we all add in this department? The proper way to plan a project What is the proper way to plan a project? What is involved in planning? In planning, a clear picture of the result, the process and the cost takes form. As soon as the idea emerges in the mind of the owner, it undergoes changes as it progresses to realization because it evolves and because more information becomes available to make decisions. To be successful in reality, the idea must meet two important criteria:

Steps in planning Following initial discussions, preparation of sketches and cost figures makes possible informed decisions. Designer and contractor receive input from the owners to define rough plans and cost figures which then assist the owners to make planning decisions. Dialog ensues where these thoughts become embodied into the reality of a drawing and a price quote. These important steps incur costs, take time and effort, and some face to face meetings as well as homework for everyone. At this point the artifacts of the project might consist of drawings, samples, specifications, quotes or contracts, financial arrangements and enthusiasm. Roles The Owner - The owners are the raison d'etre of the work. The owners have responsibility to communicate clearly their dream, vision, preferences, desires, budgetary requirements, lifestyle patterns and needs to designer and contractor. They respond to information, seek information and make decisions which become included in contracts. They check their agreements to assure themselves of clarity. They inspect work completed. They are bound to pay for the work achieved according to the terms of their contracts. The Project Manager - The project manager obtains building permits and sees the project through to completion. His or her organization compiles the price quotation and manages the construction budget and timing. The drawing and specifications together with cost figures and description of work forms the contract to coordinate workers and supplies. The project manager informs owners of extra work not included in their contract, quotes any added costs of such work, and submits a change order or extra contract for owners' approval before proceeding. He assesses quality, communicates among owners and designers, subcontractors and authorities. The Designer - The designer facilitates visualization of the completed product for others by means of drawings and descriptions, specifications and samples. Architectural Designer - Shapes form, strength, plumbing, heating, electrical and other systems together with matters of the site and permitting, practicality, durability, appearance, materials and finish. Interior Designer -The floor layout, internal surfaces, fixtures, appearance, texture, colour and utility often become the focus of the Interior Designer. Costs in the planning stage derive from details settled by consulting with this specialist. Engineer - This engineer checks the proposed drawings for strength and durability of the structure, compliance with building codes and materials specifications and approves and/or makes recommendations to designer, contractor and owner. The engineer stamps the construction drawings prior to submission for the building permit. Subtrades - Using the blueprint and instructions from the site supervisor, each specialist carries out his job knowing others must precede and follow. Therefore he wants others to leave him a good path and he prepares a good path for others. On the site, trades communicate with each other. The tradesman carries the responsibility to settle decisions, sometimes consulting with the owner and designer or engineer, and with authorities. Plans and Pitfalls, Expectations and Experiences Is renovating an endurable experience? Could maintaining daily routines in a home filled with the dust and chaos of construction reduce a normally calm and reasonable person to an irritable, nearly irrational soul who in an extreme case may suffer raving paranoia? Homeowners have expectations prior to renovating. Construction entails planning and forethought. To carry out a project requires the communication among numerous specialized tradespeople meeting a timetable in a confined space which is constantly changing. The expectations of the client most successfully find expression in the planning stages of the project. The planning stage with its communication and clarification processes determines how the project succeeeds in achieving the aims of the project's originators. Changes can be made during construction, but interrupting the flow weighs in the balance. The most efficient work is well-planned with few interruptions. Maintaining Daily Life Amidst Chaos The Process Warning: Construction, though well scheduled, and efficiently organized still makes a huge mess which eventually has to be turned into something resembling the finished product. The bigger the mess required, the more work it takes to resolve completion. The process is not the result. The goal is to improve the building. The process is the twilight zone, experienced as scary, messy, disruptive, dirty, chaotic, disorienting, unnerving irritating, impossible, wrong etc.. This is especially noticeable when the workers go to their own snug homes each night, leaving their worksite and your snug refuge in the twilight zone between where it once gave solace, comfort and order, to where it is chaos, before sense will ever return again. If it is any consolation to you, our home, the dwelling of an inveterate renovator and his family, is always in some sort of production in process. Relief Advice: When this happens do two things: 1. Plan to give yourself and family some relief from too much personal contact with your home, if possible. Find a quiet place to relax, undisturbed by changes in the home, so you may work or rest or eat properly. Perhaps let friends know dinner invitiations would be received gratefully. Going for a swim or to the library, farming out the kids. Even with plans made to cope, it can be a strain when the normally quiet (or otherwise) refuge is not fully available for the duration of a project. Other suggestions to stimulate thoughts: store valuable possessions such as furniture and other household items out of the way, so that there is no danger of damage. Set up the camper, go on a short holiday, block off sections of the place. Voicing concerns 2. Voice your concerns to the contractor. If something catches your eye, it is wise to ask for an explanation. An observant person who keeps informed and who communicates has the chance to satisfy him or herself. Processing concerns is part and parcel of the renovation process and contractors are used to it and can be helpful in reaching understanding. Besides, there are often refinements of understanding which may have been missed in preliminary planning. The efficient way is to catch them as early as possible. Making Changes to Work in Progress During work in progress there may need to be a change of plans if something does not look quite right. The extra cost at that stage will probably we well worth it compared with later when you are looking at it and wishing you did. A small percentage for screwups in the budget should be anticipated. Materials and labour to tear out a wall etc. and build it differently will be charged for by the trades. Good planning minimizes this sort of thing and a good designer will help the customer understand the design so that they are happy with it to begin with. |
